Many areas in Los Angeles can be described as neighborhoods in need of a fresh start. Glassell Park is one of those areas that has a great deal of potential but is currently mired in mediocrity.
We are excited about our 5-unit apartment building remodel that focuses our construction budget where it counts and repositions this property with paint, graphics and outdoor decks and patios.
Our newest adaptive reuse project in Old Newhall on Main Street. The project is currently under construction and can be described as converting an old mechanic’s garage in to a retail tenant, Board + Brush.
The goal was to provide a minimal design intervention with maximum effects, which was achieved by infilling the 4 existing garage door openings with either storefront or a sectional glass roll up door. The finishing touches are a bright coat of white paint and black gooseneck lighting.
We are excited about our new project in Venice. We are transforming this modest one story house with detached garage in to a home for a young family of professionals with kids.
Taking a cue from mid-century modern with a chic industrial vibe, the house will be reimagined as a series of events. The great room, with its soaring vaulted ceiling, will greet family and friends with rich warm materials and textures. Directly attached is the family section, which houses the private spaces, which include 3 beds and 3 baths.
One of the best design features is the non-architectural component or the spaces in between. The outdoor adjoining spaces between the main house and garage-suite are equally as important and compelling as the interior spaces will be. Within the garage suite is a new family room with folding doors, making the indoor space outdoors.
Life as entertainment is a design goal we will strive to maintain as the project makes it’s way through the building department and construction.

One of our favorite clients owns a piece of property in the city of Chino Hills which used to be a gas station site. The corner has great visibility in the area and is a prime location for a small 4,500 square foot drive-thru cafe and retail building. The design brings simple massing and a rich material palette with high ceilings to this underserved area of Chino Hills.
We are excited to introduce our 11472 Albers project to the North Hollywood neighborhood. The project consists of two four town home unit buildings that are located opposite a communal driveway.
The units are 3 bedroom 4 bath plus a flex room on the ground floor level. Each unit has an attached 2 car garage and private roof deck.
The design aesthetic gets it’s inspiration from Josef Albers’ simplification of form and interplay of shape and color. Our color palette includes landscaped roofs and walls.

This project in South Pasadena is a new mixed use project with an historical adaptive reuse component. The project offers (5) 2-Story lofts and (31) 1 - 2 bedroom flats with an an additional 7,300 sf of retail/restaurant usage.

The Capitol Milling Company was one of the oldest industrial businesses in Los Angeles and is located directly adjacent to the State Historical Park, China Town, and the China Town Metro Station. The project is composed of 5 different buildings dating from 1881, all with a rich architectural heritage of exposed brick, heavy timber framing, and expansive vaulted spaces...a project perfectly located deserving a fresh new future.
The vision for Capitol Milling is to structurally upgrade the existing facility and create over 50,000 square feet of artisanal food hall vendors, coffee roasters, bakery and cheese, a micro brewery, restaurants and cafes, mixed with creative office.

1645 Main street is a vibrant and gritty creative office campus in an industrial area of Los Angeles. This new 20,000 square foot, pre-engineered, long span building anchors the site and compliments the existing repositioned 10,000 sq ft building by using industrial materials, glazing for natural light, and high volumes, to create great street presence for the tenants.
Old Pasadena is a thriving retail entertainment destination in the city of Pasadena. 88 Colorado is located in the heart of Old Town at the corner of Colorado Boulevard and De Lacey Avenue. The project has a wonderful mix of tenants like Le Pain Quotidien, Kabuki Sushi and Uniqlo, taking the upper two floors of the building.
The design vision for the project was to create a modern commercial aesthetic that was inspired by the rich architectural heritage found along Colorado Boulevard. We collaborated with Selbert Perkins Design to create a vibrant array of tenant signage and building branding.
Silicon Valley has moved to the beach. Standard office space is being replaced with the need for creative office environments. 2221 Lincoln is a two story 9,000 square foot adaptive reuse project located in Venice, California. As an adaptive reuse project, we strove to find the best of the existing architectural features and enhance them. The building's heavy timber structure was restored, the mission tile roof was replaced with a modern metal roof, removed the arched windows in lieu of a more simple rectangular windows adding light and texture to the environment. Four automated parking stalls were added to reach the new parking requirements and water tolerant landscaping updates the perimeter look and feel of the project.
Santa Clarita is a charming growing community north of Los Angeles with a rich history of outlaws, cowboys, gold rushes, and participation in the early glamour days of the film industry. Our project Kansas Street Apartments is located on the southern edge of Santa Clarita near the historic town of Newhall. Two new buildings address the southern edge of our site with five 2-story apartment units with tuck under garages.
The project's design reflects the regions desire to move away from mediterranean influences to a more regionally appropriate Rustic California aesthetic.

Downtown Los Angeles' (DTLA) Art's District is drawing attention around the country for its portfolio of eclectic warehouse facilities that are finding new life as adaptive reuse creative office and residential communities. One of the earliest contributors to this district's regeneration is Molino Lofts.
Molino is made up of three separate warehouse buildings adjoined over time that were combined, retrofitted and rehabilitated as 95 artist in residence lofts. A roof top pool was added with views to DTLA's skyline.
First and Alameda is a developers competition submittal for a large mixed use project in DTLA at the intersection of First and Alameda streets. The project is comprised of office, retail, cultural, market rate for rent and for sale housing uses.
Located along DTLA's Wilshire Boulevard, 1614 Wilshire is a mixed use repositioning project. The design task was to make minimal changes to the skin of the building while giving it a fresh new look.
Located above Sunset Blvd., this 2,400 sf accessory dwelling unit sits high on a hill with amazing views of DTLA, Westwood, and the ocean!
Often times the problems solve themselves through fluid flow of ink on paper!
We find inspiration is the smallest of beings. Our dogs provide us with a life time of love and happiness we can only hope to repay. They are Workshop team members at their core!
